Why is Equinix Investing £3.9bn in UK Data Centre Industry?

Digital infrastructure giant Equinix has announced it is investing £3.9bn (US$5.29bn) into the UK with the acquisition of the data centre campus in Hertfordshire formerly known as DC01UK, doubling its processing power in the UK.
With hopes to be active within the next five years, the South Mimms site in Hertfordshire spans 85-acres and highlights the company’s drive to invest in the UK. The company already runs several data centres in Greater London and Manchester, and says this site provides the right infrastructure to strengthen those networks and continue supporting the UK’s digital economy.
Equinix says the site will include three high-performance data centres providing over two million square feet of data centre floor area that will create local opportunities and underpin the UK’s growing need for digital infrastructure.
The new data centre facility was widely reported on in 2024, particularly when it featured exclusively in the Department of Science, Innovation and Technology’s announcement that data centres would be classified as Critical National Infrastructure. Planning permission for the site was approved in January 2025, days after the UK government announced its AI Opportunities Action Plan.
How the AI boom has accelerated data centre growth in the UK
The current AI boom has driven rapid acceleration in the data centre industry, with racks from companies like Nvidia and AMD consuming over 100kW making previously thought huge 20MW or 30MW facilities look small.
Government figures estimate that the UK has a data centre capacity of around 1,566MW, with spending on new UK data centres expected to surpass £10bn (US$13.2bn) per year by 2029 according to data analyst Barbour ABI, up from £1.75bn (US$2.35bn) today.
Equinix’s investment will almost double its presence in the UK and marks the company’s biggest commitment in Europe to date.
James Tyler, Equinix’s UK Managing Director says: “Our approach to development is grounded in collaboration with communities. We are committed to ensuring residents of the Hertsmere borough really benefit from the investment that digital infrastructure improvements and data centres will bring to their local community.
“We see our investment as the start of a long-term future for Equinix in the area and will be seeking thoughts and feedback from the community as we work through key milestones. Our goal is to deliver an exceptional facility and experience that serves the local community and the country.”
Development with sustainability in mind
Equinix says the new data centre campus will be powered with 100% renewable energy, in line with its goal to reach net zero by 2040. It also says it will use dry, air-based cooling that requires no water for data centre cooling, include sustainable drainage systems to prevent flooding and protect local watercourses and develop the site to support a heat export network and explore opportunities to reuse waste heat from operations
The site, it adds, will also deliver at least 10% Biodiversity Net Gain through tree planting, new habitats and landscaping that retains over half the site as open space.
Speaking with Sky News, Technology Secretary Liz Kendall says the data centre campus was a “really important investment here from a major company, and they want to help build the infrastructure for the future”.
Speaking on green commitments, she added: “We want to make sure we both tackle climate change and seize the potential advantages of AI.”
Andrew Higgins, Global Head of Master Planning and Sustainability, told Sky News: “We’ll be retaining all the existing high-value woodlands and streams, and we'll be planting thousands more trees.
“We’ll convert a lot of this monoculture arable land into wildflower meadows, we'll put in ponds, and over 50% of the plot will remain as green space, that will result in a biodiversity net gain exceeding 10%.”
