Telehouse Begins £275m Build for Green London Data Centre

Telehouse breaks ground on Telehouse West Two in London, a £275m facility designed for AI and high-density workloads, powered by 100% renewable energy

Telehouse International Corporation of Europe (Telehouse) has broken ground on its new £275m (US$370m) data centre, Telehouse West Two, located at its Docklands campus in London: Europe’s most connected data centre hub. 

The new facility strengthens the company’s long-standing presence in the capital and will play a critical role in supporting next-generation digital infrastructure.

Set for completion in 2028, Telehouse West Two marks a major milestone in the company’s expansion strategy. The project will be delivered by construction and fit-out specialists Flynn Management & Contracting Ltd (Flynn), working in partnership with Jones Engineering Group, experts in mechanical, electrical and fire protection systems.

Building for AI and high-performance computing

Telehouse West Two will be purpose-built to meet the accelerating demands of AI and high-performance computing, with flexibility at the heart of its design. The new nine-storey building will span 32,000m², providing 11,292m² of white space across six levels.

The site will offer a total capacity of 33MW, powered by two new 132kV substations supplying 11kV across the wider Docklands campus. Each floor will be capable of delivering up to 4.4MW, ensuring the scalability needed to support future AI and data-intensive workloads.

The facility will integrate both air and liquid cooling technologies, designed to handle rack densities exceeding those found in traditional data centre environments. This combination will allow customers to scale their AI and cloud operations seamlessly, maintaining performance efficiency under high-density compute conditions.

Designed for resilience, sustainability and security

Sustainability and resilience are central to the Telehouse West Two development. The building is designed to achieve a BREEAM Excellent rating, a benchmark for environmental performance, and will operate on 100% renewable energy.

Telehouse West Two will feature highly efficient infrastructure with very low power usage effectiveness (PUE) and water usage effectiveness (WUE) ratios. It will also incorporate heat recovery systems and hydrotreated vegetable oil (HVO)-fuelled backup generators to further reduce emissions.

Security and uptime have also been prioritised. The facility will guarantee 99.999% uptime and feature multi-layered physical security with 24/7 surveillance, on-site personnel and real-time threat monitoring. These measures are designed to protect the mission-critical operations of enterprises that rely on constant connectivity and data availability.

Strengthening London’s global data ecosystem

Telehouse has operated in London for over 35 years, playing a central role in the capital’s evolution as a global interconnection hub. The Docklands campus remains the most connected in Europe, with direct access to hundreds of carriers, internet exchanges and cloud providers.

The addition of Telehouse West Two enhances the site’s ability to support hybrid and AI-driven architectures that demand low latency, high availability and scalable compute. The facility will feature two meet-me rooms and four secure connectivity risers, ensuring fast, reliable interconnection between networks and service providers.

Telehouse’s continued investment in London aligns with the broader growth of the UK’s digital infrastructure landscape, as the nation positions itself at the forefront of AI, financial technology and data-driven industries.

Collaboration and construction excellence

Construction of the new data centre is being led by Flynn and Jones Engineering Group, both of which bring extensive experience in delivering large-scale critical infrastructure projects.
