We look at the partnership between Applied Digital and CoreWeave and how Ellendale is being positioned as a scalable hub for expanding AI and HPC workloads

Applied Digital has entered into lease agreements with CoreWeave to host 250MW of AI infrastructure at its data centre campus in Ellendale, North Dakota.

The high-performance computing HPC developer has entered into a 15 year lease agreement with CoreWeave, an AI hyperscaler, to deliver the critical IT load needed to host CoreWeave’s AI and HPC infrastructure.

Over the course of the 15 years, Applied Digital anticipates generating approximately US$7bn in total revenue from the leases. As part of the agreement, CoreWeave is able to access an additional 150MW of critical IT load at Ellendale, which ultimately helps to position the campus as a hub for AI and HPC.

Unlocking digital potential in North Dakota

Applied Digital’s Ellendale campus is believed to be one of the most ambitious data centre developments currently underway in North America. 

Intended to be purpose-built for next-generation workloads, the facility combines large-scale power capacity with rapid deployment capabilities – which are both necessary for AI and HPC clients.

The campus was planned to be engineered for high-density compute and designed to scale up to one gigawatt (1GW) over time. Both companies signing a 15 year agreement is a crucial first step to unlocking the site’s potential, Applied Digital has said in its press release.

Powering efficiency and scalability

Applied Digital has designed Ellendale for speed and efficiency of deployment, prime location, AI innovative design and access to abundant, low-cost energy

Likewise, the energy-efficient climate is intended to further enable Applied Digital to meet the rapid capacity demands, positioning both the region and the company as emerging leaders in the AI data centre ecosystem. 

The company expects the first 100MW data centre for CoreWeave to be ready for service as soon as the fourth quarter of 2025, with the second building currently under construction aiming for the middle of 2026.

CoreWeave holds an option for the third 150 MW building, which is currently in the planning stages and is anticipated to be ready for service in 2027.

Designed to host 400MW of critical IT load, the Ellendale campus currently has more than 1GW of power capacity – giving it the opportunity to expand its power capacity to support future AI and HPC data centre infrastructure development.
