New Sydney facility will deliver high-density AI capacity with liquid cooling and secured power as demand for GPU infrastructure accelerates

Macquarie Data Centres has reached a major construction milestone on its newest hyperscale facility, IC3 Super West.

The New South Wales (NSW) Treasurer Hon. Daniel Mookhey MP has poured the final concrete to complete the building’s external structure.

The 47MW data centre, located in Sydney’s north zone, remains on track to open in September 2026 and is the only facility set to add new AI-ready capacity in the region next year.

The build forms part of Macquarie Data Centres’ 200MW development pipeline designed to support hyperscalers, enterprises and Neoclouds seeking high-density GPU and high-performance computing environments.

With all end-state power already secured, IC3 Super West is being developed to meet rapidly rising demand for AI infrastructure in a constrained Tier 1 market.

NSW Treasurer Hon. Daniel Mookhey MP says: “Companies like Macquarie Data Centres keep investing, keep expanding and keep believing that NSW can be a global home for high-tech infrastructure. And it happens because the government has chosen to take planning and investment delivery seriously.

“In the years ahead, thousands of businesses will run smarter because this building exists. Research will accelerate because this building exists. AI capability will expand because this building exists. And NSW will be more competitive – globally competitive – because this building exists.”

Sydney’s expanding role in AI and cloud growth

Sydney continues to strengthen its position as a leading Asia Pacific hub for cloud and digital services.

The NSW Government’s new Investment Delivery Authority is now tasked with accelerating future technology infrastructure projects, including Macquarie Data Centres’ recently announced 150MW planned site.

The region’s combination of sovereign capability, hyperscale demand and government backing is underpinning further investment into AI-optimised data centre capacity.

David Hirst, Group Executive at Macquarie Data Centres

David Hirst, Group Executive at Macquarie Data Centres, says: “IC3 Super West is the next data centre in our pipeline of sites planned to add circa 200MW of AI and cloud capacity in Sydney.

“Demand for high-density AI infrastructure is the most significant megatrend we’ve seen in over 25 years in the data centre industry.

“IC3 Super West, opening in Q3 2026, is purpose-built for the high-density power and liquid cooling demands of new AI technology. Sovereign data centres keep Australia competitive in the global market and are the foundation of our AI future.”

Built for high-density AI workloads

IC3 Super West will be the third facility constructed within the company’s 65MW Macquarie Park Data Centre Campus in the north zone.

Designed around the latest AI and GPU cluster requirements, the facility will support a hybrid mix of air and liquid cooling, including direct-to-chip solutions suited to extreme rack densities. These capabilities are increasingly essential as hyperscale and enterprise customers deploy larger AI models which demand sustained power and thermal performance.

The facility is engineered to ensure stability in high-density environments, with the secured power envelope allowing for predictable scaling and long-term planning.

The design aligns with the shift toward liquid cooling as a standard requirement for AI infrastructure, driven by the performance and heat output of next-generation accelerators.

Phase 1 investment and capacity delivery

Phase 1 of the IC3 Super West build represents an investment of around AUD$350m (US$229.4m). This initial phase will deliver the complete core and shell along with 6MW of fitted IT load, enabling early customer occupancy ahead of full capacity deployment.

As demand intensifies for sovereign, high-performance and AI-optimised data centres, IC3 Super West provides Macquarie Data Centres with a strategically located, fully powered development that aligns with the escalating requirements of hyperscale and enterprise customers in Australia.

The next construction stages will focus on completing internal fit-outs, advancing cooling system installation and preparing the facility for operational readiness ahead of its planned opening in Q3 2026.
